This truly exceptional Dutch Barge in fabulous condition is ready to move on board straight away and is offered for sale with the option to take over her highly desirable and rarely available, residential mooring at Keynsham Waterfront on the river Avon at Keynsham, six miles from the centre of Bath and seven miles from Bristol.

The mooring is a floating pontoon (rising/lowering with the river level) The river bank opposite is used as a garden with lawn and shrubs, vegetable allotment and wood storage. There are parking spaces for multiple cars.The mooring is fully residential with rights to vote from your address, a post and parcel room. Located 2 minutes from Waitrose on the Keynsham bypass with easy access to Bath, Bristol and the ring road. The mooring is down a private lane in acres of corn and wheat fields with lots of walks and pubs nearby.Deer,otters,rabbits, birds of prey,kingfishers,bats and herons are all regularly seen on the mooring. There is a monthly delivery of gas,coal,wood and other boat items from a Wiltshire boatyard company.

Originally converted to her present format by her previous owner in 2010 then brought over to the UK in 2011.Derkje has since been maintained by her current owners to a high standard. All the wood cladding on the roof was replaced and treated in August 2019.

On deck she features a large wheelhouse area with superb river views. This collapsible, glazed teak wheelhouse adds to its charm and allows you to navigate the lower bridges on the river /canal network. Wide gunnels, protected by steel stanchions, give easy access to the roof deck area, plus a seating area on the foredeck.

The hallway - that has plenty of cupboard storage, a large towel rail radiator with 12v and mains lighting in this area. Here there is the entrance to a cabin room with a queen size bed radiator and shelving. A door to the bathroom, then leading on past the engine room (hosting a Deutz 50 hp air cooled engine recently serviced in May 2024) to the fully fitted and equipped galley.

The Galley -here there are 4 kitchen storage cupboards 2 with drawers,2 corner pull-out cupboards with 360 carousels and wall shelving. A 1.5 sink unit ,a 4 ring gas (propane) cooker with oven & grill ,and large fridge / freezer.

The Bathroom - a compact room with a small bath and shower above, sink hot and cold taps encased in a wooden unit, a portable toilet, extractor fan (replaced in May 2024) and a Morco gas water boiler in the corner(serviced July 2024), there is storage space under the gunnel. This area has 12v and mains lighting.

The Lounge Dining area 9m x 4m - this is what sets apart the boat from others, this a large open bright space with storage cupboards along both sides, in the ceiling there are three opening pigeon box sky lights, also room for a dining table. There is a large solid fuel/wood burner in the middle of the room which heats the whole boat. There is also some extra storage and TV shelf covered by stain glass sliding doors.A large L shaped built in sofa with shelving behind and storage drawers underneath. Varnished Pine floor boards throughout the boat.

The main Bedroom-there is room for a king size bed ,two sets of white draws ,storage on both sides one with a long hanging rail.

Cupboard in the prow- Two stainless steel fresh water tanks 1000L each, Hoover washing machine, and a 12v battery supply( replaced with a new one 01/07/2024) and charger (replaced with a new one 03/07/2024) for the Jabsco water pump (replaced with a new one 30/06/2024) Further forward is the anchor chain, lots of storage room for tools, suitcases etc.

Derkje has a large Eberspacher diesel heater with classic radiators and a wall mounted daily /hourly timer ,fitted in February 2020

An independent, professional surveyor was commissioned in June 2024 to value her for insurance purposes and has stated her value as £ 150,000.
