Roger Fuller No.24 "Consort"
A rare 70' "Trad-style" steel narrow boat by renowned builder Roger Fuller. Being sold on a very desireable and rare Residential Mooring which will be transferred to the new owner with the sale. Vessel has been fitted out in a contemporary, modern style. The boat interior consists of Entrance lobby, lounge, dining bar, kitchen, bathroom, engine room and a boatsman's cabin. The interior has been built with a central walkway. Three stylish wet radiators and a wood burner provide the heating.
The lounge consists of an integrated sofa which can be converted into an extra bed, a rustic cabinet for TV and media and a display shelving area.
Kitchen consists of a range of storage cupboards along with integrated gas oven, fridge, freezer and washing machine. There is a gas hob fitted in the port side counter top.
The bedroom has beds that pull out from either side, meeting in the middle to form a king size bed. There are reading lights, two full length cupboards and various shelving. There are six storage drawers beneath the beds.
The bathroom is fitted out with 3/4 size bath and shower over with curtain, a circular porcelain basin and Thetford porcelain casette toilet.
The engine room with its side hatches and pigeon box houses a Mercedes 2.0 Litre four cylinder diesel offset to one side. This powers the prop via a hydraulic pump and motor installation. The engine room also houses the calorifier in an airing cupboard, leasure batteries, starter battery, Victron Invertor/Charger and all power distribution panels. There is a folding ironing board and iron bracket mounted on the wall. A drop-down storage platform is fitted above the engine.
The central heating flow-boiler and its pump are mounted to one face of the airing cupboard along with timer for both heating and hot water.
The boatsman's cabin houses a built-in cupboard, fold-down desk, sofa-bed and Penguin wood burner. There are steps up to the rear double doors leading onto the rear counter deck. The engine is controlled via traditional wheel and rod controls for throttle and reversing. The vessel is steered via a goose-neck tiller. A 7.0 Kw isolation transformer is mounted inside a rear cupboard to feed 240V mains to the boat.
The gas locker is situated in the bow of the boat. It contains 3 Propane gas cylinders. The active cylinder feeds gas to the kitched via a regulator and in-line Bubble-Tester. The locker also has a large storage space.
The mooring consists of a private garden area with various plants and shrubs and three sheds, one wooden for garden tools, etc and two large metal sheds (photos to be added). The sheds are insulated, ply-lined and fully electrified, each with its own utility unit for integrated LED light panels and double sockets throughout. These were created by the present owners as workshops and are ideal for hobbies, work at home or a Cottage Industry. Current Mooring Fees are £400/month.
The mooring has a mailbox, post code, broadband connection, water tap and electricity cabinet. There is a satellite dish for regular TV. The address (as with all residential moorings) is classified Band-A for Council tax and as such has wheelie-bins emptied weekly by the Council.
This Residential Mooring is just 10 minutes from the M25 junction 17, a 10 minute walk to Rickmansworth high street and Metropolitan Line to London and just 3 minutes from Tesco. A great, secluded place to live yet perfect for commuting.
